Research Methodology
In order to provide the most accurate component study possible, HUGHES RESERVES will follow the following steps in providing our component study report:

  • Review current governing documents of the Association (CC&R’s and By-Laws) submitting comments to the client.

  • Review major components based on information provided by the client, old reserve studies and any appropriate source.

  • Identify, via site inspection if applicable, new or overlooked major components from past inspections.

  • Estimate the probable service life of each major component identified under item #2 & #3.

  • Estimate the cost of repair or replacement of each major component identified under item #2 & #3 based on information provided by the client and/or local sub-contractors and suppliers.

  • Estimate the remaining service life of each major component.

  • Provide a thirty year anticipated reserve expenditure report.

  • Provide “What-If” funding scenarios based on the most current financial statements.

  • Provide a thirty year estimated annual contribution requirement by association members necessary to adequately fund the Association reserve account.
